IES_Gander-MountainOTIE performed civil engineering site design to develop a Gander Mountain site in the City of Waukesha to be located on the current Marcus Westown Ultra Screen Theater site at 2440 East Moreland Boulevard.

The preliminary plan review application included multiple drawings: 1) Plat of survey for the existing site, 2) Proposed site plan showing existing and proposed buildings, 3) Proposed utility and grading plan, 4) Erosion control plan, 5) Proposed landscaping plan; 6) Erosion control plan details, 7) Architectural elevations, 8) Dimensional building elevations, 9) Dimensioned sign elevations, and 10) Floor plan.

The proposed development is a 66,550 square feet (SF) single story retail store featuring the Gander Mountain prototypical “North Woods” branded image. This architectural design features log and timber entry canopy and precast concrete wall panels on the exterior.

The overall design approach was to maintain the existing infrastructure and the parking lot, islands, and curbing as much as possible. Because the footprint of the new building was larger than the existing, the water and sewer lines were relocated.

Gander Mountain is a national specialty retailer that serves the needs of outdoor lifestyle enthusiasts, with a particular focus on hunting, fishing, and camping. Gander Mountain provides a unique retail experience founded upon “We Live Outdoors” culture and theme. The company is headquartered in St. Paul, MN and currently owns operates 99 stores in 20 states ranging in size from 30,000 SF to 96,000 SF.
